Overall Market
The Jackson Hole real estate market demonstrated strong growth in the first quarter of 2025. There was a significant increase in transactions over Q1 2024 (16%) and both average and median sales prices saw record-breaking increases for single-family homes. Teton County Wyoming expanded its Natural Resources Overlay (NRO) to require environmental review for all development permits. These changes will impact all property owners, adding a new layer of environmental accountability while also clarifying expectations depending on the land's classification.

- The number of real estate transactions rose by 16% compared to Q1 2024.
- The average single-family home sale price reached a record $7.395 million, with a record median of $5.25 million.
- Active listings increased to 163 units, up from 157 year-over-year.
- Vacant single-family lots have the third-lowest inventory in modern history.
- Properties priced between $1 million and $3 million accounted for the majority (50%) of transactions.
- The Town of Jackson accounted for the largest share of sales (47%).
- Sales of properties at or above $10 million contributed to a 3.3% increase in the total sales volume for the quarter.
